Consult on lot purchase prior to build. (Technical and commercial assessment of Plot of land.)

Consult regarding potential building cost prior to design.

Co-ordination of all drawings required for permit i.e. architectural, engineered floor systems & engineered roof system, mechanical c/w heat-loss calculations & engineered site plan.

Application of building permit and necessary co-ordination to obtain permit.

Detailed budgeting outlining all aspect costs.

Sub-contracting all items as required.

Approval of all invoices.

Monthly cost reports.

On-site supervision.

Obtain all inspections as required, including Lot Ggrading Certificate for release of securities held by the Municipality.

Obtain WSIB Clearance Certificates as well as Form 1000 from all subcontractors as required by law.

Lot Grading Certificate

Lot grading is an important component of new home construction. The purpose of lot grading is to provide good drainage away from buildings and adjacent properties for the benefit of property owners. Many municipalities require a Lot Grading Certificate to ensure grading is done properly and in compliance with municipal requirements. Actual requirements vary from municipality to municipality.

WSIB Clearance Certificates

Workspace Safety and Insurance Board Clearance Certificates

Contractors use clearances to help demonstrate they are registered with the WSIBand pay their premiums on time. Businesses rely on clearances to avoid liability for insurance premiums owing in connection with the work or service being performed.

Form 1000

The Registration of Constructor form 1000 answers the following questions:
-Is the contractor an Individual, Corporation, Partnership or Sole Proprietorship or a Joint Venture?
-What is the Name and Address of the company including phone numbers
-Who are the Directors and Principle Officers?
-What is the average number of Employees on a Project?
-What are the Business License, Tax, WSIB and WSIB rate numbers?) From all subcontractors as required by law.
